Every Housing Association needs to ensure their tenants are living in a safe property, especially for homes with gas central heating or other gas appliances Housing Associations have a legal duty to undertake a gas safety inspection of all gas pipes and appliances installed in their housing every 12 months. It is a criminal offence not to comply with these regulations. Faulty appliances can cause explosions and tenants could be at risk of injury or death from poisonous carbon monoxide fumes if your appliance, flue or ventilation is not working properly. To make sure it is, it needs to checked annually by properly qualified gas engineers.

Once a year, when a tenant’s safety check is due GasCare will deliver a card to the property, suggesting an appointment time. If this is not convenient we ask the tenant to contact us on our freephone number to arrange an alternative time. Our engineer will then call round at the arranged time to do the work. If the tenant is not in, the engineer will leave a second card, asking them to contact us to arrange another time. If we don’t hear from the tenant, we’ll send a letter explaining why it is vital that the safety check is carried out and ask them to get in touch. We’ll explain the dangers of carbon monoxide poisoning and that gas servicing is part of their tenancy agreement, and not allowing us to carry out this service may be a breach of tenancy. If we at GasCare still hear nothing from your tenant, we will advise the Housing Association.
Gas appliance repairs	> more
GasCare CORGI registered engineers can handle repairs to central heating systems and boilers, gas fires and cookers. They will only inspect gas fires and cookers installed by and belonging to the Housing Association - the repair and servicing of tenants’ own gas appliances are not the Housing Associations responsibility, however, GasCare will offer to service these appliances for the tenants and invoice the tenants direct. Tenants should report gas appliance repairs needed to the Housing Association or to the GasCare call centre: 08000 193 194. Our lines are open 8.00am to 5.30pm Monday to Friday and 9.00am to 1.00pm on Saturday.
What will be done during the gas service?	> more
If the home has gas heating the boiler will be inspected. This may involve the removal and renewal of parts and cleaning. Ventilation will also be checked. The tenant will then be asked to sign the gas engineers report, and the Housing Association will be given a copy. GasCare will issue a CP12 Landlord’s Safety Certificate.
How long will a service take?	> more
This depends on the number and type of gas appliances in the property, but normally a gas service should take between 40 and 90 minutes. This may be longer if there are problems found during the servicing.
What happens if the engineer finds something wrong?	> more
If a dangerous or potentially dangerous fault is found in a gas appliance the GasCare engineer will put a warning sticker on the faulty appliance and disconnect it until it can be fixed. This may need a part, which in most cases will be promptly delivered and fitted.

We suggest that when new tenants sign-up for a property they are asked to make an appointment for a GasCare Safety Check. A GasCare engineer will then ensure all appliances are working safely and correctly.
